While the home-sharing market is estimated to be currently worth $100 billion and is expected to rise to $170 billion in 2019, this isn’t merely about an increase in travelers staying in rental apartments, the changes go far deeper. An Increase in Last Minute Bookings

It’s not surprising with the growing “mobile phone” culture and the convenience of “insta-booking” that last minute bookings are a growing trend noticed by several of our experts. According to global expert Tim Roney of Villa Concierge, this is especially the case with famous and wealthy clients, whereas K.D. Burke of Blue Sky Luxury, Barbados’ premier villa rental company, notes that the last minute traveller has definitely been a trend over the last six months or so, making bookings windows much shorter.

Shorter Stays in Convenient Destinations

The rise in low cost flights to Europe and enhanced transportation links to Central America and the Caribbean mean that travelers can more easily get away for short stays of three to five nights, a trend detected by Meghann Cundall of Carimo Villas in St-Martin. The island is home to one of the largest airports in the Caribbean and with regular daily flights from North America, Central America, the Caribbean and Europe they host a high number of international short and long stay guests.

“This upturn in short stay bookings, aren’t only for last minute requests,” precises Meghann. “We’re getting these requests as far as a year out. While we’ve likely been having requests like this for some time, the reality is we’re considering them more and more now because of the introduction of Airbnb to the villa market.”

This is a bit of a catch-22 for villa companies which have traditionally been very set on seven-night minimums and therefore are unsure if it’s worth accepting shorter-term rentals. “Everyone still believes that taking shorter stays prevents longer rentals,” continues Meghann. “However, if shorter stays mean more guests, this also leads to more reviews and overall provide the same level of service – but to more people. It only means we’re busier and we’re also keeping the villas occupied. And a four or five-night rental might leave a gap open for a 10-night rental for the next guest which could easily happen too.”

So what’s the best approach? Meghann suggests finding new ways to please these new client requests while continuing to offer the best products available such as adding on supplementary fees for shorter stays or extra fees for housekeeping due to more frequent turnovers.

Family Travel, A Surge in Villa Resorts & Multigenerational Vacations

Most of our experts have noticed a rise in family travel. “It used to be the other way around, but kids are foremost these days,” states Laura Blair of In Villas Veritas. “Trips are now being specifically tailored around their activities.”

One way to families are choosing the approach this is by staying at villa resorts. This option provides families with the private villa experience, accompanied by the personal staff and facilities of a hotel atmosphere. “Villa resorts have kid camps and all kinds of fun activities for them to give the parents a break as well,” notes Laura.

“Out of concern that the children will get bored in a private villa, where there will be fewer activities, parents are finding a resort offers the ideal choice which can fulfill their adult needs as well as well as those of their kids,” elaborates Sylvia Delvaille Jones of Villas and Apartments Abroad. “There are well organized kids’ club where little ones are kept busy with arranged fun things from scavenger hunting, dressing up like pirates, face painting, arts and crafts, splash pools and a whole range of activities for the older children and adults like snorkeling, kayaking, boogie board, giant water slides and tennis courts. The resort can also arrange for off-property exploration and adventures like helicopter fly over volcano, river tubing, zip-lining, scuba diving, swimming with sharks, cave explorations and cultural excursions.”

To please the parents, these villa hotels are making sure they have spas and other luxurious amenities for adults. “Spas are big and these resorts are competing for the best spas,” details Tim Roney of Villa Concierge. “Many are trying to up their game with special features like manufacturing their own products from natural local ingredients.”

Families aren’t only turning to these villa resorts, most of our our experts have seen a boost in multi-generational holidays. “Younger couples bringing their parents and family,” observes Mara Solomon of Homebase Abroad. “We’ve seen lots of younger couples beginning to replace the Baby Boomers as the primary travelers, and organizing trips themselves!”

These trips are often to celebrate a special occasion or milestone birthday, so the families want private, quality time together. “Renting a villa can also be financially beneficial,” explains K.D. Burke of Blue Sky Luxury. “There’s value for money when traveling with larger groups and needing special services and requirements for all ages.”

Millennials & the 21st Century Villa

The driving force behind much of this rental revolution, and with a good amount of their disposable income allocated to travel, millennials are a rapidly growing villa clientele and have different requirements than their baby boomer parents or the Generation Xers with their young families.

“I find the new generation of villa guests wonderful to work with,” enthuses Tim Roney. “They tend to prefer contemporary interiors and are fine with spending a bit less money and being a short drive from the beach rather than taking a more expensive beachfront house.”

This preference in millennials for modern villas was commonly felt by our experts across the board. “This isn’t a problem in places like the Caribbean where they can have their choice of sleek contemporary rentals,” comments Sylvia Delvaille Jones. “However, it can be more of a challenge in Europe, where villas are often more classic. Some villa owners are finding way to attract these clients by improving their interior design and decoration to give their properties a modern feel, as well as 21st century features and amenities. This is particularly the case with Tuscany, where the law requires historical buildings be preserved. Instead, villa owners are modernizing the interiors whilst maintaining their exterior structures.”

Sylvia has also discerned that millennials often seek out villas with in-house spas and professional gyms “so they can keep up with their exercise routine while watching the TV for updates on the stock market, business and political news. They can also be impulsive, so the villa needs a good butler who can arrange that big catamaran for sundown champagne cruise, a yacht for a day to enjoy the beauty of the coastline.”

They want to be assisted on their travel whims, yet Tim Roney notes they tend to require more advice about how to deal with staff at a villa and less advice about which restaurants to book, which they usually research on their own. Considering all of this, many new destinations on the rise to satisfy these millennial desires, like certain Caribbean islands.

“Barbados has always appealed to the older visitor, but we are keen to grow our millennial guests given the wide range of activities available here alongside the best-in-class homes and staff services,” says K.D. Burke. “These younger travelers seek authentic experiences and ways to customize the holiday for their own need – villa stays allow just that and our concierge team are best placed to provide unique trips.”

Experiential travel

This growing quest for unique travel experience is overall more prevalent in this new wave of villa clients, both young and old.

“My feeling is that villa guests are increasingly looking for authentic experiences, experiences that they can’t find at home, that can only be experienced there,” claims Ileana von Hirsch of Five Star Greece. “They want a local cook not hotel cuisine, they want to walk to a taverna or village, they want to make friends, see how local life is, find the secret beaches, have less well known but more intimate sightseeing experiences that they feel no-one else has felt or seen or discovered. They are almost like explorers, who want to bring unique storied home with them.”

Similarly, Sylvia Delvaille Jones says travelers are considering their holiday as “an all-inclusive adventure, a journey where they learn new things along the way and meet others of a different culture. I cannot stress enough just how much this can be beneficial for family travel. Exposure to other cultures, isn’t merely an educational experience, It builds character and self-confidence in children. Depending on the length of stay, it’s extremely valuable to incorporate activities like arranging a soccer match with local kids in Italy or Spain, visiting a local school in the Caribbean and making kites with the students or a salmon fishing outing on a lake or river with a seasoned gillie in Scotland or Ireland.”

In addition to “activities,” food and wine have been climbing up the ladder of holiday requirements and villa owners have needed to adapt accordingly. “This has always been the case in Europe, but the Caribbean owners are rising to the call from travelers,” says Sylvia.

“Clever villa owners have poached top chefs from the world’s leading restaurants at hefty costs,” explains Sylvia. “Villa owners are sending their cooks to work with chefs or to attend cooking schools for a more sophisticated dining experience and diverse menu. Whereas yachters know about tiny islands such as those in the Grenadines chain of islands for delicious fresh seafoods. Bequia has some excellent restaurants where yachters stop to dine, and chefs replenish their kitchen stock with fresh fish, fruits and vegetables at the local market.”

New Destinations on the Horizon

This quest for adventure and experiencing the moment is also playing a larger role in the choice of destination. Perhaps this is why Mara Solomon of Homebase Abroad has seen an increase in guests needing to go offline and take a tech detox. “With so much of our daily lives revolving around our phones and computers, travelers really enjoy putting those away for the duration of the trip,” she says.

“Vacationing in the summits of Switzerland and France is really taking off,” says Sylvia Delvaille Jones. “I have seen an uptick from my American clients wanting to enjoy the freshness of the clean air, the outdoor living, adventures, nature walks, summer events taking place, lake activities and beautiful nature walks experiencing breathtaking views, the beautiful wild flowers and animals. These summer destinations speak to the families who can do more fun things together much more so than other destinations.

“The young and healthy are looking for challenging outdoor activities, the steep mountain peaks, the rapids of a river for kayaking, the big waves of the ocean for surfing. Some islands are building and importing activities they can install and those islands with natural sites/resources creating exciting and challenging  adventures out of sites they already have such as the walk in volcanic crater in St. Lucia in the Caribbean. Lesser visited destinations are waking up and getting in the game by adding exciting activities to attract more holiday seekers.”

In addition to these types of active holidays, Tim Roney has seen an increase in clients looking for villas instead of hotels for their trips to large scale international special events like Coachella, the Super Bowl and the Cannes Festival du Film. As such urban apartments are becoming a solid alternative to hotels.

“I try to encourage these new clients to think of villa rentals as their holiday away from home,” says Meghann Cundall of Carimo.

Tim Roney also has some good advice for these new villa users: “They search online for villas at a destination and then judge the properties within their price range primarily by the images. The value of a villa specialist is knowing the property and the aesthetics of it, knowing what you cannot see in the images. Thus I find they often contact me with a specific house to book, but upon closer consideration of the client and the villa it could be a wrong choice even though it looks like the right choice.”

Volcanoes National Park, Rwanda

Established in 1925 as Africa’s first national park, the Volcanoes National Park (also known by its French name Parc National des Volcans) occupies 160 sq kms of jungle in northwestern Rwanda and garnered international attention stemming from the work of zoologist Dian Fossey on the area’s mountain gorilla. In addition to being a protected habitat for gorilla, it’s also home to a number of other wildlife such as the golden monkey, the spotted hyena, the black-fronted duiker, the bushbuck, elephants and 178 bird species. Due to its varying altitudes, it contains a vast array of flora spread across five of the eight volcanoes of the Virunga Mountains.

Dian Fossey came to the Park in 1967 and consequently set up the Karisoke Research Centre between Karisimbi and Visoke. She dedicated most of her time researching in the park and to saving the mountain gorilla from extinction. She was tragically murdered by unknown assailants at her home in 1985, most likely by poachers. She is buried next to the research center beside the grave of her favorite gorilla, Digit.

Dian Fossey and her important work have been commemorated in the recently inaugurated Map Room at the Virunga Lodge. The excellent eco-luxury lodge in the collection of Volcanoes Safaris, who also led life-changing gorilla safaris at the park and elsewhere in Rwanda and Uganda.

The Lau Seascape, Fiji

Fiji is a nation of color, culture and remarkable biodiversity and the Fijian Archipelago encompasses one of the most extensive coral reef systems in the world. Our local expert Jacqui Reyes from Vatuvara Private Islands gives us this further insight into this important protected natural site:

“One Marine Sanctuary targeted to make up Fiji’s 30% protected status is the blue-green jewel of forest and reef called the Vatu-i-Ra Seascape. It stretches across the channel that links Fiji’s two main islands, and comprises over 27,000 square kilometers of forests, mangroves, seagrass meadows, reefs, deep channels, and seamounts. It is one of the few remaining sanctuaries for the globally endangered humphead wrasse, there is abundant sea life and it’s one of the Pacific’s last great wild places.

Nāpali Coast State Wilderness Park

Hawaii evokes lush tropical forests and some of the chain of island’s most impressive forests and views can be savored in gorgeous Nā Pali Coast State Wilderness Park. Located in the north of Kauai Island. Established in in 1983 it currently extends to over 3,578 acres (14.5 km2) and is lined with na pali (high cliffs) along the shoreline which can reach heights up to 4,000 feet (1,200 m). The best way to experience the park’s magnificent scenery is by hiking the Kalalau trail. Along this 18km coastal trail from Ke’e Beach to Kalalau Beach you’ll be able to admire unspoilt stretch of cliffs and narrow valleys rising from the Pacific Ocean. On the way you can also observe stone walled terraces at the bottom of the valleys where Hawaiians once lived and cultivated taro.The trail takes between six and eight hours depending on your pace and requires good physical condition as it can often be muddy and slippery after rainfall. A permit is not needed to hike to Hanakapi’ai Falls, but anything after that requires a permit.

Morne Seychellois National Park, The Seychelles

The Seychelles has become a frontrunner in sustainable tourism with almost half of its total landmass set aside in the form of protected areas ensuring that its incredible variety of indigenous flora (more than 250 native plant species) and fauna will survive for future generations. While there are official natural parks, there is much to explore beyond the borders of the parks, especially by foot.

“There are amazing nature trails on Mahe,” explains our local expert Karl Ammann, director of the Residence on the Rocks. “All easily reachable since the whole Island is only 30 kms long. The path up to the Residence is a nature trail in itself about one km from the villa property and all through indigenous forest and rock formations with a lot of bird life.”

The island’s best know official part, the Morne Seychellois National Park, is found on the northern side of Mahé. It covers about 20 percent of the total surface of the island and consists of mangroves, dense tropical forests and steep mountains. The more adventurous can scale its highest mountain, the namesake of the Park. Rising 900 metres (2,950 feet), it’s also the tallest mountain in the entire archipelago. A highlight is the Copolia trail, a relatively easy jungle pathway which begins at Chemin Foret Noire and features some amazing views across Victoria and Sainte Anne. Other notable trails are from Danzil to Anse Major, the Tea Factory to Morne Blanc, and the paths around the Trois Frères cliffs above Victoria. You can find more information on these trails here.

Tongariro National Park, New Zealand

With its moonlike crater lakes and volcanic landscape New Zealand’s oldest national park is one of the most unique natural locations on earth. Only one of three UNESCO World Heritage sites, it’s one of the few in the world to have dual status, as a cultural and natural site due to the park’s importance to Maori cultural and spirituality. The breathtaking Tongariro National Park is situated near Lake Taupo in the center of New Zealand’s North Island. The best way to experience the park is to hike its Alpine Crossing along which you’ll be able to take in its different terrains and admire the unbelievable colors of the Emerald Lakes, straight out of a fantasy or sci-fi movie. The more active can push on a little further up Mount Ngauruhoe where you’ll be rewarded with even more spectacular views.

Gallatin National Forest, Montana, U.S.A.

Some of America’s most pristine nature and its most amazing views can be witnessed in Montana, known as the “Big Sky State” and home to the sublime of Gallatin National Forest. Hohe Tauern National Park, Austria

Creating a jagged border line between France, Italy, Switzerland, Germany and Austria, the Alps showcase some of Europe’s most awe-inspiring landscape. You can experience some of its most pristine and gorgeous natural settings in Austria’s Hohe Tauern National Park. The largest natural park in all of the Alps, it spreads 1,856 km² over three Austrian provinces. Hikers delight in its 350 kilometers of marked paths and alpine trails which zigzag through the beautiful Rauris Valley into Taxenbach and the SalzburgerLand region. The Rauris Valley, dubbed the “Secret Jewel Hohe Tauern National Park,” is truly a must. Here you can venture deep into majestic green forests, past rushing rivers and waterfalls, observe powerful birds of prey in their nature environment and discover sites linked to the gold-mine era. Since most of the paths are manageable for inexperienced or casual hikers, it makes for the perfect place to take walkers of mixed levels or families; avid mountaineers and mountain-climbers can also satisfy their need for adrenaline on its higher peaks.

The Maasai Mara National Reserve, Kenya

Along with its neighbor the Serengeti National Park in Tanzania, this is one of Africa’s most famous and one of the most beautiful, mesmerizing places on earth. Founded in 1961, the 1,500 km2 (580 sq mi) Maasai Mara National Reserve was named in honor of the Maasai people who have inhabitants the region for millennia. The plains of savanna are dotted with short trees and scrub and are the regular stomping ground for leopards, cheetahs, lions in addition to the annual Great Migration of zebra, Thompson’s gazelle, hyena, impala and wildebeest to and from the Serengeti which takes every July to October. During this period there can be as many as 1.5 million animals and around 90 species of mammals, amphibians and reptiles and over 400 birds species on the reserve.

Itatiaia National Park, Brazil

Brazil’s nature dazzles the eyes and enlivens the spirit. There are so many exceptional natural places to explore across the country, one of the easiest for those on a short trip to the country is the this gorgeous park. The country’s oldest one, established in 1937, Itatiaia National Park is located three hours north of the picturesque colonial town of Paraty and four hours from Rio de Janeiro. It spreads over the Mantiqueira mountain range, where you can find some of Brazil’s highest mountains including Prateleiras and Agulhas Negras, ranging in altitude from 540 to 2,791 metres (1,772 to 9,157 ft). Casual and advanced hikers can enjoy a day (or more) discovering the lush vegetation, snaking rivers and cascading waterfalls of Prateleiras whereas more skilled mountaineers can take on the challenges of rockier Agulhas Negras. Of course, the higher you go, the better the views! The park is also very popular with bird watchers who can spot upwards of 350 different species.

Joshua Tree National Park, California, U.S.A.

The desert usually sparks visions of the majestic dunes of the Sahara, however, the U.S. is actually home to one of the planet’s most unique deserts: The Joshua Tree National Park. Occupying a vast 800,000 acres of Southern California it is extremely variable with dramatic scenery of rugged mountains and wind torn plains. It features two distinct deserts with two large ecosystems roughly divided by elevation. The lower sector, the Colorado Desert, is the half of the park below 3,000 feet (910 m) and is found in the eastern side. This arid land is abundant in creosote bush as well as ocotillo and cholla cactus. The higher section is known as the Mojave Desert. It is slightly cooler and wetter and is the habitat of the peculiar Joshua tree, dominant in the park’s western half. Immortalized in the 1987 U2 album of the same name, the Irish pop stars were not the first to notice this unusual tree. Early explorer John Fremont described them as “… the most repulsive tree in the vegetable kingdom.” Alluring or vile, you’ll just have to visit the park to decide for yourself.

Zermatt

At an altitude from 1,620m to 3,899m, Zermatt has Europe’s highest ski lifts and its largest glacier ski area, making it a complete year round resort. Klosters

The picture-postcard Swiss resort of Klosters is a great bet for late season skiing since more than 80% of the ski area is above 2000m and a majority of its slopes are north facing. In addition, the resort is well-equipped with snow cannons to ensure coverage even late into the season. It’s a great option for families due to the fantastic kids week programs organized by our Klosters’ experts at PT Ski which run the two weeks of the Easter holidays.

They have specially designed programs catering to all ages, from the under fives in the “Pandas” course to older teenagers getting used to off piste in the “All Mountain” course. Their instructors are from the local ski school and they have family friendly PT Ski reps overseeing the “pastoral” side who make sure that all courses run smoothly. Its Corvatsch mountain offers the best spring skiing being both higher than Corviglia and shadier. Because most of Corvatsch slopes face north they generally keep their snow longer. The more daring can also take a day at the nearby Diavolezza glacier, which usually offers good late skiing.

Tignes and Val d’Isère

As the pistes stay open until early May, France’s Espace Killy, shared over the Tignes and the Val d’Isère is a safe option for skiing at end of March and into April. The fact that 60% of its 300km of pistes are above 2500m definitely helps. Added to this are its healthy levels of natural snowfall, vast north-facing terrain and two amazing glaciers. Both resorts are good for all levels of skiers so you can please companions still gaining their footing. Tignes is located at an elevation of 2,100m, however, serious skiers can go up to 3,400m on its Grande Motte glacier which is open nine months of the year. Whereas Val d’Isere, starting at 1,850m, has more of the north-facing slopes.
